Housing construction continues in West Valley City

While large swaths of open land are disappearing in West Valley City, homebuilders are still finding properties to construct new housing in the city.
At least four projects are underway, including two gated communities for people 55 and older.
One is The Heather on Parkway at 6081 S. Parkway Blvd. The development will include 84 single-level homes to be built as fourplexes. The builder is Arcadia Homes. The average price is just over $600,000.
The Cottages at Pearce Farm has 65 units in a 55-plus community coming to 3500 South near 6800 West starting at $569,000. Blue Hill Construction is the developer.
Alpine Homes is preparing a site at 5143 W. 3500 South for 21 homes. The new neighborhood, Kiowa Court, will have walking trails, a park, and a common space with a pavilion. Prices begin around $600,000.
On the West Valley City’s east side near 3800 S. Redwood Road, infrastructure is being installed for the construction of Edge Homes’ development of 244 townhomes, 40 condominiums, and 16 single-family dwellings. The site was the home of the Redwood Drive-In Theater since 1948 until its demolition in early 2025.
Despite an uneven housing market affected by high prices and 30-year fixed-rate mortgages hovering around 6% in December, builders are still bullish enough to pursue projects to meet the demand for housing in West Valley City. λ
